What is changing?
From 29 June 2026, more bond transactions must be done online through Bond Hub or software connected to Tenancy Services (not paper forms). That includes:
- Bond refunds when a tenancy ends
- Change of tenant (e.g. flatmates)
- Change of landlord (e.g. you sell the property)
Bond lodgements and top-ups are already digital. After 29 June 2026, paper forms for the transactions above will not be accepted.
What TenancyIQ supports today
TenancyIQ is connected property management software with Tenancy Services (MBIE-approved). On paid plans you can:
- Bond lodgement — submit initial lodgements from the tenancy bond page (RealMe / MBIE connection required).
- Bond refund, top-up, change of tenant, and change of landlord — submit from the tenancy bond page with pre-filled details from your record (each landlord completes RealMe + MBIE registration once).
- Bond tracking — amounts, status, receipts, lodgement deadline reminders, and MBIE submission sync on each tenancy.
If bond submission is unavailable (e.g. registration still pending), complete the step on tenancy.govt.nz and update your TenancyIQ record when done.

Bond Hub vs TenancyIQ
Bond Hub is Tenancy Services' own online portal. TenancyIQ can send approved bond transactions to Tenancy Services on your behalf so you do not re-type tenancy details you already store in the app.
You do not have to pick one forever — many landlords lodge in TenancyIQ and use Bond Hub for anything not yet available in the app. TenancyIQ does not hold bond money; payment and processing stay with Tenancy Services as usual.
Bond refunds — agree first, then submit
The new digital process works fastest when you and your tenants have already agreed how much to refund and to whom before you lodge the refund request online.
Tenants will be asked to respond online by email or text. If Tenancy Services does not have current contact details, notifications may go by post and take longer.
What to tell your tenants
- Keep email and mobile number up to date on the tenancy record.
- At the end of the tenancy they will receive a tenant number from Tenancy Services — they need it to respond to refund requests. They should store it securely and not share it casually.
- They should respond promptly to Tenancy Services messages when the tenancy ends.
Change of landlord (property sold)
From 29 June 2026, bulk change-of-landlord requests will no longer be processed. Each change must be completed through Bond Hub or connected software by the relevant landlord.
If you use a property manager, ask whether they will submit changes per property or expect you to use Bond Hub directly.

- Register for Bond Hub if you have not used digital bonds before.
- In TenancyIQ: connect Tenancy Bond Setup (RealMe) if you want to lodge online from the app.
- Ensure each tenancy has correct tenant email and phone.
- Plan end-of-tenancy conversations about bond refunds before you submit online.
