Notice wizard

Generate RTA-aligned NZ tenancy notices

Pre-fill RTA-aligned PDF notices from your tenancy record — then serve and store a copy. For current notice periods, valid grounds, and what happens if a tenant will not leave, use the educational guide.

Which notice do you need?

The right notice depends on whether the tenancy is periodic or fixed-term, and on the ground you are relying on. Rules changed under the Residential Tenancies Amendment Act 2024 (headline change 30 January 2025), so older “landlords cannot give no-cause notice” advice is often out of date.

Read the full explainer — periods, grounds, valid wording, and holdover — in Ending a tenancy in NZ. For unpaid rent or other breaches that need a remedy period first, see the Notice to Remedy guide.

Notices the wizard can generate

TenancyIQ's notice wizard pulls tenant names, address, rent, and dates from your tenancy record and builds a PDF for common RTA notice types:

  • 90-day termination (periodic, no-cause) — when this applies
  • 42-day termination (specific grounds such as owner occupancy, sale with vacant possession, or major renovations) — grounds in the guide
  • 14-day breach / Notice to Remedy — what to include
  • Rent increase and entry notices (inspection or repair)

The wizard speeds up drafting and reduces typos. You remain responsible for choosing the correct notice type and serving it lawfully.

How the TenancyIQ notice wizard works

  1. Select the tenancy and notice type.
  2. Review pre-filled fields and statutory wording blocks.
  3. Download or print the PDF for service — keep a copy in your TenancyIQ document store.
